SYNTHESIS.PRODUCT-SPECSPEC — Seedha Ghar
Problem
Finding a property in India is broken:
- Unclear or wrong locations on listings
- Mismatched details (BHK / furnishing / price)
- Old listings that are already sold or rented
- Agents posing as owners
- Photos stolen from other listings
- No accountability when a buyer is misled
Verified context: fake/old/sold listings are the single biggest urban-rental fraud in India in 2026, extracting ₹10k–₹2L per victim (RTI Wiki investigation).
Goal
Surface only currently-available, owner-verified, location-accurate properties to buyers/tenants, with a symmetric ₹5 per-action fee on both sides that keeps scammers out without punishing genuine users.
Idea
Map-first property app with three mechanics:
- Universal ₹5 per action — seller pays ₹5 to publish a listing (30-day live), ₹5 to renew after the 30-day auto-takedown. Buyer pays ₹5 to unlock owner contact. Both sides funded from a single prepaid wallet. See catalog.md for the price table.
- Auto-takedown at 30 days — a live listing expires unless the seller consciously renews (paying ₹5 again, and re-entering review). This forces sellers to prove the property is still available, killing the "old listing" fraud class.
- Manual verification by employees — every listing (and every renewal / edit) is reviewed by a human for location legitimacy, owner-vs-agent identity, photo quality, and category. Listings only go live if everything checks out.
Scope (v1 — what's in)
- All Indian cities open from day 1. No Tier-1/2/3 gate; city is just a filter.
- All property variants:
rent,sell_new,sell_resale,lease. - All property kinds: Apartment / Flat, Independent House, Builder Floor, Villa, Bungalow, Rowhouse, Studio, PG, Plot / Land, Farm / Agricultural. Commercial listings supported with heavier RERA scrutiny. Full list in catalog.md.
- Seller flow: register → onboard property → upload photos → set details → set Google location → pay ₹5 to publish → submit for review.
- Renewal flow: at day 30, listing auto-takes-down → seller sees "Renew for ₹5" prompt → pays → re-enters review.
- Buyer flow: register → optional recharge → enter city + locality → see area-list (not exact pins) → see internal photos → pay ₹5 to unlock seller contact.

- Manual employee review queue for every listing + every renewal + every edit.
- Wallet top-ups via UPI (Razorpay) at ₹10 / ₹50 / ₹100.
Out of scope (v1 — what's NOT in)
- Auto-renewals or auto-debit (renewal is a conscious ₹5 tap, by design).
- Subscription plans (only prepaid wallet + ₹5 actions).
- Brokerage / packers-movers / home-loan cross-sell.
- Map pin reveal (area list only until contact is unlocked).
- In-app chat (contact reveal = phone + WhatsApp link only).
- Rental agreement generation / e-stamp.
Pricing
Full table in catalog.md § Pricing. Summary:
- ₹5 seller — publish / renew a listing (30-day live period each time).
- ₹5 buyer — unlock owner contact.
- ₹10 / ₹50 / ₹100 — recharge tiers.
Rationale: a symmetric friction filter. Cheap enough that genuine users don't care; expensive enough at scale that scammers with many fake listings feel it. Not a revenue play in v1 — see validation.md.
Success criteria
Full list in roadmap.md § Phase 0 exit criteria. Top-level shape:
- ≥ 20 verified live listings maintained.
- ≥ 5 successful tenant / buyer matches without scam complaints.
- ≥ ₹10,000 in wallet top-ups.
- Zero RERA / NCDRC / DPDP complaints filed against the operation.
- ≥ 1 written referral each from a seller and a buyer.
Non-goals
- Beat NoBroker on urban traffic. We won't.
- Profit in Phase 0 or Phase 1.
- Replace brokers entirely.
