VALIDATION — Brutal Verdict

Verified 2026-06-07/08 (competitor economics) and 2026-07-22 (pricing benchmark). Re-validate before any production launch.

Verdict: PROCEED as a learning experiment, NOT a revenue play.

Confidence: 7/10. The market has one $1B unicorn losing ₹411 Cr/year doing an adjacent thing. Our proposition is not "cheaper NoBroker" — it's "every listing is human-verified, on a ₹5-both-sides friction filter". That's a defensible story, but it does not clear the profitability bar in v1 or v2. Ship Phase 0 to learn, not to earn.


Why the market itself is a graveyard

  • NoBroker — ₹803 Cr revenue FY24, ₹411 Cr loss, ₹1.62 spent per ₹1 earned, EBITDA −42.45%. Direct competitor; already pivoting off "no brokerage" in Bengaluru/Chennai.
  • 99acres — #1 traffic; subsidised by Info Edge's profitable Naukri business.
  • MagicBricks — #3 traffic; Times Internet-backed.
  • Housing.com — #4 traffic; Elara-backed.

Online RE market projected $15B by 2025 (CAGR 32%) — but no pure-play app is profitable. The rational conclusion is that any new entrant must either compete on trust (our angle) or accept subsidy.

Why symmetric ₹5 pricing is a friction filter, not a revenue line

Post 2026-07-22 pricing change: seller pays ₹5 to publish (30-day live), ₹5 to renew; buyer pays ₹5 to unlock a contact. Universal across cities and property kinds.

Competitor context (verified 2026-07-22):

  • NoBroker owner plans: ₹7,499–₹20,999 per quarter. Owner listings are free; buyers pay.
  • 99acres owner listings: ₹6,000–₹25,000 annually.
  • MagicBricks owner listings: similar tiered pricing.

We are two orders of magnitude below all of the above. This is deliberate. ₹5 is not a revenue tier — it is:

  • Above zero — the scammer's marginal cost of a fake listing is non-zero, unlike NoBroker's free-owner tier.
  • Below noise — a genuine user pays ₹5 without thinking; anyone thinking about the ₹5 is either a scammer running many listings, or not our target user.
  • Symmetric — buyers and sellers feel the same friction; neither side subsidises the other.

Revenue math per active listing per month:

Break-even shape: not before ~1,500 active listings with a dedicated verifier. Phase 0 (founder-verified, ~20 listings) is explicitly loss-making. This is fine — Phase 0's job is to prove the trust thesis, not the revenue thesis.

Why the ₹5 model does solve part of the actual problem

User pain = trust (fake/old/sold listings, agents impersonating owners). The mechanic:

  • 30-day auto-takedown + conscious renewal (₹5) kills the "old listing" fraud class. A scammer running 50 fake listings pays ₹250/month just to keep them alive AND every renewal re-enters review.
  • Human verification of every listing + every renewal attacks the "wrong photos / wrong details / agent-as-owner" class.
  • Symmetric buyer fee filters out low-intent leads that swamp free portals.

What ₹5 does NOT solve:

  • One-shot scams that clear ₹40k in week one — verification catches most before they go live; the rest go through Grievance Officer → refund + kill.
  • Regulatory liability for hosting a bad listing (NCDRC has held platforms partly liable — see regulatory.md).

Regulatory load (often missed)

Full detail: regulatory.md. Headlines:

  • RERA Act — Every advertiser must be RERA-registered where applicable. Penalty up to 10% of project cost + 3 years jail. State-by-state portal variance.
  • DPDP Act 2023 — Substantive provisions effective May 13, 2027. Contact-reveal flow + PII storage squarely affected.
  • CPA 2019 + IT Rules 2021 — Platform-liability for fake listings already established by NCDRC.
  • GST — Wallet top-ups = taxable supply. Per-user revenue is low; compliance overhead bites.

What survives the brutal review

An all-India, manually-verified, ₹5-both-sides listings service that treats Phase 0 as paid research. If the thesis holds after 20 listings and 5 matches, scale reviewer capacity and revisit pricing in Phase 1. If it does not, kill it.
