Pricing

Universal ₹5 friction-filter model. Both sides pay the same on every meaningful action. No daily drain, no subscriptions, no tier plans.

Phase 0 note: during founder-run concierge ops, the founder may manually collect PAN and Aadhaar last-4 as a trust check for the first 20 sellers. This is a manual ops policy, not an app requirement, and is not stored in the app data model.

Polygons (sub-area clustering, set by reviewer)

Listings are grouped into sub-polygons within a major locality. A polygon is one of:

• A society (large gated community, 50+ units) — e.g. 🏘 Sukhwani Sepia, 🏘 Magarpatta City
• A lane / sub-locality — e.g. 📍 Baner Lane 7, 📍 Baner-Pashan Link
• A ~2 km cluster when no obvious lane / society anchor exists — e.g. 📍 Balewadi Phata

Buyer enters a major area (e.g. "Baner"); the map shows multiple sub-polygons inside it with house counts. Tapping a polygon opens a bottom sheet with property cards for that polygon.

Map zoom levels

Buyer map shows progressively finer polygons as the user zooms in. The reviewer assigns each listing to a polygon at the sub_area level (default); broader levels are auto-aggregated, finer levels only created when a sub-area gets crowded.

Lowest zoomable level is 2 km wide (sub_area). Below that, polygons merge into a single sub-area marker until the user pinches to zoom further (then lane-level splits surface, only where data density justifies).

Buyer breadcrumb at the top of the map: <City> › <Area> › sub-areas. Tapping any segment zooms out to that level. Long-press on the map zooms across polygons at the current level.

Polygon density target on a 390-wide phone at sub_area zoom: 12–18 polygons visible, tiled adjacently like a mosaic. Below 12 the map feels empty; above 18 labels overlap.

Reviewer-configurable visibility

Per-listing toggles that decide what's visible before a buyer pays to unlock. Defaults below; reviewer can override per listing.

Reviewer UI (web admin) has toggles per field per listing. See wireframes under ../../designs/web/admin/verification-detail.html.

Listing title

• Seller does not enter title.
• Reviewer crafts a clean, factual title during verification based on the structured fields and photos.

Photo verification grades

User roles

Role	Description
seller_owner	Owns the property. Highest trust.
seller_agent	Listing on behalf of owner with NoC. Visible "Agent" badge.
buyer	Looking to buy or rent.
verifier	Internal employee — verifies listings + sets title + chooses area/society grouping. Phase 0: the founder is the verifier.
admin	Internal employee — refunds, kills, escalations.
